Landlords rights and responsibilities

The Shelter website contains a range of information for landlords about renting privately, including information about what information to give tenants, carrying out repairs and what to do if you want the tenant to leave

The Communities and Local Government website also has guidance for landlords renting out their property.

The Residential Landlords Association has developed a number of documents and guides for landlords, from a tenant reference template to information on gas safety and 'ten legal must haves for landlords'.

The Local Authorities Coordinators of Regulatory Services (LACoRS) has produced a guide for new landlords and a suite of additional information leaflets for landlords and tenants including guidance on different tenancy types.

The Electrical Safety Council (ESC) has published a new guide - the Landlords' Guide to Electrical Safety. The guide aims to help landlords understand their responsibilities for electrical safety in rental properties and offers practical advice on the actions required to help keep tenants safe and meet legal obligations. It also includes information on electrical certification, when it is required and who can carry out electrical work.

In Scotland, some of the rules and regulations for landlords are slightly different.  For example, all private landlords in Scotland are required to register with the local authority where they will be renting out their property and that it is a criminal offence not to do so.  For more information on this visit the Landlord Registration website and more information on private renting in Scotland can be found on the Scottish Government website. Communities Scotland have produced core standards and good practice guidance for landlords.
